Commercial Cleaning Costs in Montreal: What Really Drives Your Quote
Why two offices of the same size can get very different quotes, how to compare offers, and 5 ways to lower the bill without sacrificing cleanliness.

"How much will it cost?" It's the first question property managers and business owners in Montreal ask us — and rightly so. The honest answer: it depends. Two 5,000 sq. ft. offices can receive very different quotes depending on foot traffic, frequency and what's included. This guide explains what actually drives the price of commercial cleaning, how to compare quotes, and how to get a fair price without sacrificing cleanliness.
The 7 factors that determine the price
1. The area to be cleaned
Square footage is the starting point of any quote. But what matters isn't the building's total size — it's the area actually being cleaned. A 20,000 sq. ft. warehouse where only the offices and washrooms are maintained can cost less than an 8,000 sq. ft. open-plan office floor.
2. Type of space and foot traffic
A quiet administrative office, a clinic, a spa and the lobby of a 200-unit condo building don't require the same effort. The more traffic, the faster washrooms, door handles, floors and entrance glass get dirty — and the more time is needed. Spaces that call for stricter disinfection protocols, such as kitchens, spas and wellness centres, also take more time and specialized products.
3. Visit frequency
Daily cleaning costs more per month than weekly cleaning, but each visit is usually faster because dirt doesn't have time to build up. Spacing visits out can look cheaper, but a good part of every visit then goes to catching up. The right frequency is often a mix: daily for critical areas (washrooms, kitchen, entrance), less often for private offices and rarely used rooms.
4. What's included
Emptying bins, dusting, vacuuming and cleaning washrooms are part of basic janitorial service. Window cleaning, floor stripping and waxing, carpet cleaning and pressure washing are periodic tasks, often billed separately. A clear quote separates what's done on every visit from what's scheduled once or a few times a year.
5. Scheduling
Most businesses prefer cleaning outside business hours: evenings, overnight or weekends. That flexibility is standard for any serious provider, but some time slots (overnight, statutory holidays, urgent call-outs) can affect the price. The upside: working in an empty space is also more efficient.
6. Access and security
Alarm systems, access cards, restricted areas, parking for the crew and equipment: these logistics affect time on site. The simpler and more predictable the access, the more efficient the visit.
7. Equipment and products
An auto-scrubber, a carpet extraction machine or an industrial pressure washer delivers better results in less time than manual cleaning. Specialized products — disinfectants, floor chemicals, eco-certified products — are also part of the calculation.
Monthly flat rate, hourly rate or per-project price?
Commercial cleaning companies generally use three pricing models:
- Monthly flat rate: a fixed price for a defined scope of work and frequency. It's the most common model for regular cleaning because it makes budgeting easy.
- Hourly rate: you pay for the time actually spent on site. It suits occasional or variable needs, but makes the budget less predictable.
- Per-project price: for post-construction cleaning, disaster cleanup, floor stripping or a one-time deep clean, providers usually quote a single price for the whole job.
Whatever the model, what matters is knowing exactly what's included. A low price that leaves out half the tasks you expect usually ends up costing more.
How to compare two quotes
Before picking the cheapest quote, make sure you're comparing the same thing:
- Is the task list detailed, area by area?
- Is the frequency of each task specified (daily, weekly, monthly)?
- Are products, equipment and washroom supplies (paper, soap) included or billed extra?
- Does the company carry liability insurance, and can it show you proof?
- Who supervises quality, and how often are inspections done?
- What are the contract terms: length, cancellation notice, trial period?

5 ways to lower the bill without sacrificing cleanliness
- Set frequency by area. Washrooms and the entrance daily, private offices once or twice a week: that's often the best way to optimize the budget.
- Bundle your services. Having one provider handle regular cleaning, windows, floors and carpets simplifies scheduling and avoids paying for multiple trips.
- Invest in good entrance mats. In Montreal, winter brings salt, calcium and grit indoors. Good entrance mats trap much of it and protect your floors, which reduces corrective work.
- Plan preventive maintenance. Scheduled stripping and waxing costs less than restoring a damaged floor, and regular carpet cleaning extends carpet life.
- Make access easy. Clear instructions (alarm, keys, areas to avoid) cut wasted time on every visit.
What we need to give you an accurate price
To prepare a fair quote, we usually ask for:
- The type of space (offices, condo, retail, industrial…) and its approximate size
- Your preferred frequency and time slots
- Any specific tasks or priority areas
- A few photos of the space if possible — our quote form lets you attach up to five
We then visit the site if needed and send you a detailed quote with no hidden fees, usually within 24 hours.
